This is step one in the process. Maybe you saw one of our properties for rent using a convenient app like apartments.com, Zillow, or someone shared it on their news feed or you came across it in Facebook Marketplace. Perhaps you are just starting your search for a place to live and haven't identified a specific property yet. Either way, we are happy to help.
Application Requirements
Personal Information
Two forms of government-issued identification (one photo + one additional such as Social Security number, birth certificate, passport, etc
Income Criteria
Provide 5 years of most recent employment history
Combined monthly take-home income including housing vouchers, government aid, child support, etc must be at least 3x the monthly rent
Proof of earnings from social security, child support, alimony or spousal support must be documented.
Self-employed applicants must provide most recent tax return & 3 months worth of bank statements showing deposits 3x rent
If there is a recent job change or other concern, three month's bank statements may be needed to verify income
Unverifiable income will NOT be considered.
Credit Criteria
We run a credit check, however the overall score is not the main qualifier. The main considerations are good payment history, acceptable debt:income, no outstanding utility company debts (Power, Gas, Water) "Are you able to/likely to pay your rent?"
Rental History
Provide 5 years of most recent address history with landlord contact information (even if you lived with family or no rent was paid)
Additional Criteria
No history of "Writ of Ejection" notice
No recent "rule to vacate or show cause" (5 years)
"Pay to stay" situations will be viewed as a case-by-case basis (Notice to vacate was filed for unpaid rent, but rent was paid before trial)

Pets
Most properties are pet friendly. Every resident must choose a profile type:
1. No-Pet / Co-Pet Profile-Anyone in the household that doesn't own a pet OR is a co-pet owner where at least one person in the household has already completed the Pet Profile application process for that pet.
2. Pet Profile-Anyone that is the primary household pet owner.
3. Animal Profile-Anyone seeking a reasonable accommodation request for an assistance animal.

After you identify a property you are interested in, the next step is to complete an application. To submit an application, click "Complete a rental application" at the top of this page. The application is free, and ll adults age 18 and older must complete a separate application. Please note any application deadlines, and processing timelines. Incomplete applications will not be processed. Paystubs must be in PDF format.
If your application is approved, you will be invited to set up an appointment to tour the property. Please make your appointment a priority, and if you are unable to attend, let us know 4 hours in advance. No-shows will be unable to reschedule. If there is a large number of applications, property tours will be in the form of an open house on a specified date and window of time. This may be the only chance to view the property.
We use MySmartMove by TransUnion, a third party screening service. The cost for screening is $42.99 per adult. All adults must be screened. Applicants will receive an email from TransUnion to complete the screening process. Applicants will have 24 hours to complete the background check. The applicant's previous and current rental references as well as the applicant's current employment reference will be contacted. All applicants will also be required to complete a pet screening before they are approved, even if they do not have any pets. The pet screening is free for non-pet owners, and as low as $25 if you own a pet. All applicants are screened and scored based on the same criteria, and Iron Property Services follows all Fair Housing Laws. All screening fees are non-refundable even in the event of non-acceptance.
If the applicant is offered the property, the next step is to sign the lease! Applicants will be asked to schedule a virtual "lease review" appointment, where we send a digital copy of the lease, and go over each clause with the potential tenant. Potential tenants may sign the lease during that appointment, or they can wait to have time for an attorney to view it. Potential tenants will have 72 hours from receiving the lease to sign it. After signing, potential tenants will have 48 hours to pay the security deposit, as well as any other fees. If the lease is not signed and deposit/fees are not paid on time, the lease will no longer be valid, and the property may be offered to a different tenant. Showings are scheduled, and applications are accepted until a lease is signed and all payments are made. Types of payment accepted are Cashiers Check, Money Order, or Online via ACH payment. Although a tenant may have initiated a payment (online or otherwise) the tenant will not receive the keys until all payments have been CLEARED.
Move-In Requirements
Iron Property Services will continue to advertise and consider all other applications for the subject property until the following has been provided:
Application(s) have been paid for, completely verified and approved.
All Applicants have provided two (2) forms of Identification (one photo) and a social security number or T.I.N.
A rental agreement has been signed.
Pet Screening has been completing (even if you do not own a pet)
Security Deposit and first month's rent, plus additional fees such as pet deposits or has been received and cleared
Utilities (Water & Power) Tenant has provided proof utilities have been put in tenant's name to start service on the first day of the lease .
Congratulations and Welcome Home! After the lease is signed and all payments are made, you will receive move-in instructions. You will also receive keys/keycodes on the first day of your lease. Keys will not be given before the first day of the lease period, and keys will not be given until proof of utilities has been given (power & water) Before moving your items into the home, you will be asked to do a tenant walk through inspection on the date the lease starts, so you can document any possible damages which are present before you move in. We will be there for you every step of the process, and we will provide you with a tenant guide for your home, which will help with utilities, rental payments, etc.

However, changes can and do take place to cause inaccurate information to be accidentally presented. We encourage all tenants to verify schools, allowable pets, expected features, or any application concerns prior to signing a lease agreement.
